DISCLOSURE AND ACKNOWLEDGE PAGE

NOTICE TO SELLERS:

1. When Lepic Kroeger lists your property for sale:

A. When we both list and sell the property, it is the policy of Lepic Kroeger to represent both Seller and Buyer as a Consensual Dual Agent.

B. When we are the listing company but not the selling company, it is our policy of Lepic Kroeger to represent the Seller exclusively.

C. When we are the listing company, it is the policy of Lepic Kroeger to submit your listing to the MLS and to reciprocate cooperation and compensation with the selling brokerage firm.

D. Seller agrees to pay a Transaction Fee of $150.00 to Lepic Kroeger at closing time.

NOTICE TO BUYERS:

2. When Lepic Kroeger writes your purchase agreement:

A. When we both list and sell the property, it is the policy of Lepic Kroeger to represent both the Buyer and Seller as a Consensual Dual Agent.

B. When we are the selling company cooperating with any brokerage company and the property in the MLS, it is our policy to represent the Buyer exclusively.

The client acknowledges that in a Consensual Dual Agency, (when it exists):

A. Lepic Kroeger will not represent the interest of either Buyer or Seller to the detriment of the other. Lepic Kroeger shall cease to serve as either Seller's or Buyer's sole and exclusive agent and shall become a Consensual Dual Agent for both parties.

The policy of Lepic Kroeger is to help provide a win-win situation for the buyer and seller.

B. Lepic Kroeger shall not, without prior consent of the Seller, disclose to the Buyer that the Seller might accept a price less than the Listing Price or material terms other than specified in the Listing, nor shall Lepic Kroeger, without the consent of Buyer, disclose to Seller that the Buyer may be willing to pay a higher price or accept less favorable terms than indicated in the Buyers initial offer. Buyer and Seller agrees to identify to Lepic Kroeger information deemed confidential.

C. Lepic Kroeger shall not disclose to Buyer or Seller personal confidence posed by the other party which might place that party at a disadvantage; provided further that Lepic Kroeger must disclose other matters as required by law known reasonably discoverable, such as property condition defects or other related matters affecting property value or desirability.

Lepic Kroeger does not charge a transaction fee to our clients.
